Mortgage rates recently provided a period of relief for homebuyers, falling below 6% for the first time in over three years. According to Investopedia, this late-February shift followed a prolonged period of higher borrowing costs.

Current Mortgage Rate Movements

The average rate for a 30-year fixed mortgage reached 5.98% on February 26, marking its first dip below 6% since September 2022. A comparable daily average for loans without prepaid points was 6.16% on that date. However, this downward trend was interrupted shortly after the onset of a conflict involving Iran. Since a drop to 6.16% on February 27, the daily average has climbed to 6.31%, rising nearly every day and adding approximately 15 basis points over the past week amid renewed market volatility.

Mortgage rates are connected to broader financial markets, which can react swiftly to global events. Following the start of the Iran conflict, increased market volatility, rising oil prices, and resurfacing inflation concerns contributed to higher long-term interest rates, which in turn pulled mortgage rates upward.
