According to a report from the South China Morning Post, retailers and restaurants in Hong Kong are altering their approach to physical space in response to declining rents and reduced consumer demand. This shift involves a move toward street-level locations and the exploration of temporary pop-up lease arrangements.

One notable example is the health food retailer Hing Kee Java Edible Birds Nest, historically known for operating from upper-floor locations to save on rent. The company is now pursuing a different strategy by opening a new ground-floor store. A company representative noted that the retail environment has softened following the pandemic, with fewer tourists and more cautious local spending prompting operational adjustments.

The retailer's new outlet is situated in a prominent commercial area. Market information indicates the monthly rent for the approximately 3,000 square foot space is significantly lower than what a financial tenant paid for the same unit over a decade ago, underscoring a substantial reset in rental prices from previous highs.

For many years, upstairs shops were a common sight in Hong Kong, allowing businesses to lower costs by sacrificing street visibility. This model relied on a dedicated customer base rather than casual foot traffic. The current market conditions have led businesses to reconsider this approach.
