China Property Market: Monthly Price Declines Halt in February 2026

According to a report from the South China Morning Post, mainland China's first-tier cities saw new home prices remain unchanged in February compared to the previous month. This development concludes a period of nine consecutive monthly decreases. Data from the National Bureau of Statistics indicates that among 70 large and medium-sized cities, ten experienced monthly price increases while seven saw no change.

Within the first-tier cities, the monthly performance varied. Beijing and Shanghai each recorded slight increases, while Guangzhou was stable and Shenzhen posted a modest decline. However, the annual price declines across the country have continued to deepen. Prices in tier-one cities fell at a faster rate in February than in January, with this pattern of accelerating annual declines also observed in lower-tier cities. Shanghai was the sole first-tier city to record a yearly price increase.

Analysts note that a high level of supply continues to challenge the property sector's recovery. They suggest that nationwide measures to manage new construction and repurpose existing inventory will be crucial for achieving market stability.
